  or “synthetic stucco” houses have been popular in the Atlanta area for over a decade.  However, the problems associated with this type of stucco only become apparent fairly recently. 

 

Identify Potential Problems

 

EIFS (Exterior Insulated   Finish System pronounced “eefs”), is a very effective water barrier.  EIFS resists water penetration so effectively that water seeping in around doors, windows and other penetrations cannot escape.  Trapped water  causes rot damage in the framing of the house  and encourages termite infestation.  Most of the EIFS houses  inspected in the Atlanta area have shown  dangerously high levels of accumulated water in at least one location.  To accurately locate and evaluate areas of water intrusion and accumulation, your home needs to be inspected by Code Certified inspectors who can provide a “moisture-mapping” inspection.

Moisture mapping requires making probe holes in specific locations.  And that requires highly qualified inspectors  who have a detailed knowledge of construction methods and materials used in the metro area.  Even though Georgia has no requirements for inspector training, equipment or standards for moisture mapping, we only use a CABO building code certified inspector who is a member of the Georgia Association of Home Inspectors. We follow the GAHI (Georgia Association of Home Inspectors) protocol  and use the latest technology available for moisture mapping.  Your biggest investment should only be entrusted to  qualified professionals!!
